Tell us your goals. Our AI finds the loans that fit, and a licensed loan officer confirms the details.
A smarter, leaner way to get a mortgage.
Traditional lenders pay people to shuffle paperwork, chase documents and match files to guidelines by hand. Our AI does that work in minutes, so a licensed loan officer can spend their time on you instead.
Built to cost less
AI handles the hours of busywork behind every loan. That keeps our costs lean, so we can offer competitive pricing. Every fee is on your Loan Estimate, so you can compare before you commit.

Common questions
How do I know which home loan is right for me?
Start with your goal, not a loan type. Answer a few questions or describe your situation to Mortza's AI, and it matches you with the loans that may fit, such as conventional, FHA, VA or a loan for self-employed borrowers, and explains why. A licensed loan officer then confirms what you qualify for.
How does Mortza use AI to keep costs down?
Much of the cost of making a mortgage comes from people doing repetitive work: collecting and sorting documents, matching a file to lender guidelines and following up. Mortza's AI handles much of that work, which keeps our operation lean so we can offer competitive pricing. Your loan officer confirms your actual rate and fees, and every cost appears on your Loan Estimate so you can compare offers before you commit.
What kinds of home loans can Mortza help with?
Mortza helps with buying a home, refinancing and taking cash out of your home. That includes conventional loans, low down payment options for first-time buyers, FHA, VA and USDA loans, jumbo loans, and loans for self-employed borrowers and real estate investors who qualify with bank statements, rental income or savings instead of tax returns.
I'm self-employed. Can I get a mortgage without tax returns?
Possibly. Some loans calculate your income from 12 or 24 months of bank statements, a profit and loss statement, or 1099s instead of tax returns. These are often called Non-QM loans. They usually cost more than a conventional loan, so a licensed loan officer can compare both paths for you.
What is a Non-QM loan?
A Non-QM loan is a mortgage that doesn't meet the Consumer Financial Protection Bureau's Qualified Mortgage definition. It lets lenders verify your ability to repay with alternative documents such as bank statements, a profit-and-loss statement, assets or a rental property's income, instead of relying only on tax returns and W-2s.
Is Mortza a lender?
No. Mortza is an AI mortgage guide that helps you understand your loan options and then connects you with a loan officer licensed in your property's state. The loan officer and the lender confirm eligibility, rates and terms. Mortza's AI does not approve loans or quote rates.
Do loans that skip tax returns cost more?
Usually, yes. Because the documentation is different and the loans aren't sold to Fannie Mae or Freddie Mac, these Non-QM loan rates are commonly higher than conventional rates, and some programs, especially investor loans, can include prepayment penalties. Comparing Loan Estimates side by side shows the real cost.
What should I avoid sharing with the AI guide?
Don't share your Social Security number, bank or card account numbers, passwords, or documents in the chat. The guide only needs a general picture of your income, property and goals. A licensed loan officer will collect anything sensitive through a secure, authorized process.
